Oshkosh resolves to do property revaluation every 5 years.

OSHKOSH, WI—(WISS)— In 2024, the City of Oshkosh did a revaluation of commercial and residential property, which resulted in homeowners seeing a 53% increase in assessed values of their homes. Now the city is trying to combat that sticker shock and the angst it caused at tax time by requiring revaluations every five years.

The resolution sets the revaluations every five years, starting with the state-required revaluations in 2025. It also places the funding for the revaluations in the general budget rather than as a separate line item.

“(The resolution will) take it out of the hands of council to an extent, so it doesn’t become a political issue,” said Council Member DJ Nichols. “And residents can expect we will be revaluing our properties every five years. It’s gonna be straightforward. They understand how to appeal it. So, that’s the goal here.”

The last property revaluation before the 2024 assessment was in 2017, marking seven years that added to the significant jump in assessment values.

 ”We can remove some of the sticker shock from evaluations while also providing a consistent policy,” Council Member Jacob Floam said. “It gives us flexibility and also gives us some clarity on the costs.”

The resolution requiring revaluations every five years passed unanimously at the Common Council meeting on June 10, 2025.
